Starck Realtors® holds membership in the Multiple Listing Service of Northern Illinois, the M.A.P. Multiple Listing Service and the Rockford Association of Realtors. These memberships expose our clients to the Elgin, Fox Valley, McHenry, North Shore/Barrington, Northwest Suburban/Lake, Rockford, and Southwest Suburban Associations of Realtors, covering
ALL of northern Illinois. Our buyers have unlimited choices with access to information for all currently listed properties that fit their requirements.
Advertising
Quality and quantity advertising an average of over 2,800 display and classified ads per month in the
Chicago Tribune, Daily Herald, Harmon Homes, Rockford Register Star, Barrington, Elgin and
Lake Zurich Couriers, Starck Exclusive Homes Showcase,
Reflejos ("The Voice for Suburban Latinos"), the
Geneva and
St. Charles Republican, and
Geneva and
St. Charles Chronicle. Our firm receives an average of 2,500 quality Buyer inquiries per month on our properties from our print advertising.
Internet
In addition to our vast array of print media advertising, Starck provides our clients with advertising of your property on a multitude of real estate websites such as Realtor.com, LuxuryRealEstate.com, and ChicagoTribune.com. We maintain two separate Starck websites to increase exposure: www.StarckRealtors.com and www.StarckHomes.com. Additionally, we invest money to make sure our company shows up at the top of all major internet search engine result pages, which means that more buyers will be driven to our websites to view your home. Our websites offer both buyers and sellers many browsing options that are unique to other Chicago area real estate websites. While most local and national real estate websites offer only one exterior photo of listed homes,
ALL Starck listings show at least 9 exterior/interior still photos and at least 3 panoramic "virtual tours," shot by one of our experienced professional photographers, at no cost to the seller.

MLS Club
As a member of MLSNI's Broker Reciprocity Program, Starck's website offers access to thousands of other brokers' MLS listings. However, some local brokers have chosen not to participate in internet advertising reciprocity, and by law, we cannot include these properties in our standard search. In order to provide buyers and sellers access to information on all available northern Illinois MLS listings, Starck has created the
MLS Club
, a log-in area which legally allows us to present these properties through a password protected area. Through our MLS Club, you can choose to have brand new to the market listings sent to you via automated email. This service also gives you the ability to edit your search criteria, and save "favorite" homes and searches for easy tracking.
Hotline
The Starck Real Estate HotLine (847-991-INFO) offers advertising on our listings 24 hours a day, 7 days a week, resulting in an average of 2,000 calls monthly to the HotLine. The Hotline phone number and 4-digit property code are included on every yard sign and in most classified advertisements of our listings. By using this Hotline code, buyers can instantly access information about a home's price, size, and amenities; whether they're driving by and calling from a cell phone, reading our ads, or using the "instant search" function on our website. In addition to accessing specific listings, callers to the (847) 991-INFO Hotline can scan our listings by geographic location or price to find additional properties in desired areas or price ranges. They also have the options of being connected directly to a Starck agent to view a property, or they can listen to up-to-the-minute mortgage rates and other real estate topics.
Customer Care Department
Through our FREE Listings Email Program (
MLS Club), Starck's Customer Care Department offers a high-tech, no pressure approach to finding your next home. Based on "permission marketing", this service better fits the needs and desires of today's internet empowered consumer. Our MLS Club will provide buyers with the price, photos, property address, and directions to the home for your "drive-by inspection." When you're ready to actually view a listing, the Customer Care Staff will set the appointment and assign a team member to act as your buyer's agent for the viewing. If you desire, they can also arrange for a
loan officer to pre-qualify you for a home mortgage to insure your home search price range suits your preferred monthly payment "comfort zone," or they can provide you with a "Home Worth" Analysis at no cost.

Home Warranty Coverage
For home purchase or selling peace-of-mind, your Starck agent can arrange for the purchase of a HomeTrust Warranty, offered exclusively by
Leading Real Estate Companies of the World® members. A HomeTrust Warranty offers our sellers competitive marketing advantage over homes without a warranty. Through
Leading Real Estate Companies of the World®'s agreement with HomeTrust, our sellers can have pre-owned home warranty coverage through the entire listing period at no cost to them until the property sells and closes. After closing, buyers will be protected against repair or replacement expenses for covered appliances and systems during the first year of home ownership (renewable annually). Upon warranty purchase at closing, seller's also receive (at no additional charge) an Errors and Omissions policy which provides up to $10,000 coverage (with a $2,500 deductible,) which can include both attorney's fees and actual damages in the event of a buyer lawsuit initiated within 6 month of closing.
